Welcome to BP! I don't know much about it personally but @Brian Gibbons here on BP recommended a great book that could help get you started called IRA Wealth Revolutionary IRA Strategies for Real Estate by Patrick Rice. Brian is a great resource, he can probably shed some light on the subject for you.

Hi @Christopher Malden....Welcome to BP! I'm in LA, not too far from you. Lots of good information on BP regarding Fix & Flips. @Brian Gibbons recommend that I take a look at The Book on Flipping Houses by J Scott. I believe the book is published by BP. @Brian Gibbons is also a great resource here on BP he has given me a lot of pointers.

I'm glad to know there are BP investors that are actually in Los Angeles county! And your from the east coast too! :-) My sister in-law is from a place outside of Boston. Worcester, but for some odd reason the pronounce it "Whista."

Are you finding LA to be a difficult market to wholesale in? I initially was going to do Lease Options but it seems like it requires even more knowledge than Wholesaling.

Thanks for all of the wholesaling links @Brandon Turner! There is so much information I'm getting overwhelmed with what to do first and put on my priority list. The BiggerPockets Podcast are so helpful. You guys have so much fun and enjoy what you do and you make new investors feel so comfortable because you are learning right along with the listener! Thanks for everything!

With that being said...... I would love to hear from a Los Angeles area or similar market wholesale or lease option investor on the podcast. I do know there are a few that work the Inland Empire/ Riverside or say that they invest in the So Cal area which are great! But that is still quite a different market from Los Angeles. You can get a retail price home (3/2) with little or no repairs needed in those areas for $200-$300k. In Los Angeles that will get you a 2/1 in the worst area and you may have to dodge gunfire in order to live there! Any insite would on a tough market like LA would be helpful.

Hello John! I'm also in Los Angeles and just getting started wholesaling. Do you have any good tips for marketing? I know a lot of investors on BP use mailers. Do you think its worth the expense and is it effective in the LA market?
