Hi Alexander, congratulations! I am also from the area, interested in venturing out into the multi-families. May I ask if the deal is from the local area or elsewhere? It seems there are not many multi-families in the area to begin with, and the purchase price of 120K seems almost impossible.

@Kelly Mae We found a hardly used fridge on FB Marketplace for $500. I would spend the $ for a good used one!

Thank you all for the input! Seems that things have changed and landlords need to provide a fridge at least in this market..Before I go out and purchase one, do you think dropping the price without providing a fridge will attract qualified applications? Currently the property is listed at $ 2050, single family residence with 4 beds, 2.5 baths, about 2000 soft. Have had two applications but the applicants have low credits in 500s so I passed.

Hi, I have a rental in Gilbert that has been sitting on the market for a month. It has been reasonably priced, with new carpet new paints, in an highly desirably area. My PM said there was a lot of showing traffic. However potential tenants were turned off by it not having a fridge/washer/dryer. Also my PM mentioned no pets deterred people from applying too. I used to have the properties rented without fridge/washer/dryer. Just wondering if things have changed and now it is a norm for the landlord to provide these appliances? I am an out of state landlord and my philosophy is not to provide more than what is necessary so I don't have to be responsible for the upkeep. pleas advise. Thanks in advance.

I just bought a rental property. The backyard is all dirt and needs to be hardscaped. The quote I got for concrete and pavers are the same price. Pavers look a lot nicer than concrete but I worry about weeds popping out through the damaged joints down the road and are harder to clean and maintain. Should I go with concrete or pavers? The yard is fairely small. I wanf something that is durable, easy to clean and maintain. Thank you for input.
