I agree about home inspection.  Some inspectors provide inspections tailored to investors or you can choose to do a full home inspection.  

As for working with family I would suggest a very clear working document outlining the partnership.

When I was searching the only properties I could find in that price range were in pretty rough shape and in rougher neighborhoods.  The 10% on the cash is pulling that number down, finding another way to finance would be a bonus.  I would triple check my numbers and make sure you can rent it for that amount.

Hello everyone,

I wanted to take a moment and reintroduce myself and thank all of you that helped me when I first arrived to the forum.

A lot can change in one year ! Having been a member of Bigger Pocket for just about a year now I am amazed that life can change so quickly, sometimes for the good and sometimes not so good! I won't bore you with the not so good but I would love to share some of the good!

I have been in the custom home building and home remodeling business for over 32years. Fortunately I have been successful in, or at least survived, the bad years. Recently I decided now was a good time to step away from the building aspect of the industry and move on to the next phase of my career. This wasn't an easy decision but a necessary one.

In 2015 I secured my Home Inspector license in the State of Maryland and became a Certified Home Inspector with the the International Association of Certified Home Inspectors, InterNACHI.

In 2016 InterNACHI approved me to teach Maryland's 72 hour home inspector training course. This course is required for all home inspectors seeking a license in the state of Maryland. This is one of those good things in life that come along and are totally unexpected.

As this is starting to get long winded I'll end my story here, but first I would like to pass along a heart felt thank you to everyone that help me when I first arrived.

Thank you all for spending time with me on the phone or in person when I had a million questions.

You were all a great help, hopefully I can return the favor some day!

I actually think it is a nice feature and would place a narrow entry table (google narrow entry table) against the wall when you walk in.

Not sure what the rest of the large room looks like but it seems the wall creates a space for a sofa or love seat against the wall without exposing the back to the entry door.

For the opening you could look for a framed piece of stained or art glass and suspend it from wires top and bottom if you don't like the open look. Another option is to top the opening with a piece of granite and add a few plants to the opening or fill in the opening with something like the picture below.

I was gonna say "steal her boy friend" but didn't want to politically incorrect.

Pull it all out down to the studs. No easy way to do it... Get started at the top, using a pry bar work your way down trying to get the metal lath away from the studs.  When you are prying on the studs watch for deflection that can damage the plaster walls on the other side of the wall you are working on.  Studs drilled for plumbing pipes will deflect more then others.  Likewise if you are hammering on the walls keep in mind the plaster on the other side. 

For those of you that have never dealt with a tile floor in older homes expect a 4-5" layer of cinders filling the floor joist under the tile and cement.  Typically 1x4's were attached to the sides of the floor joist flush with the bottom. 1x material was bridged across those 1x4's to form a space for the cinders. Cinders were then placed in the floor joist and cement, then tile over that.  

It is a messy job and generates a large amount of debris that usually needs to be bucketed out by hand.

Take the full security deposit as normal.  Then pay her $75.00 for cleaning and mark it down as general labor. 

Make it 2 totally separate transaction.  You do not need to 1099 labor under $600.

I did not see the OP say he wanted a turn key property or one that required no work. He was simple asking why the banks and or agents are making false claims or telling half truths and wasting everyone's time.
