Jason, if you plan on holding houses in the DFW area, gutters would help with more than the "reported" problem. Probably, the biggest benefit you'll receive is helping to protect your foundation. Foundations always crack in our area, and controlling the water is key. That being said, I have 2 suggestions. If you've owned the house(s) for 18 months, we had much more severe rain a couple of months ago. Either the property manager is asleep at the wheel *even after you asked for a damage assessment* or it's BS. The second thing I'd offer is gutters should be no more than $4 a foot especially if you're buying 2 systems! Feel free to contact me if you need a contact for cheaper gutters. In short, I would suggest you put eyes on the properties yourself, or have someone you trust do it.

Tracy, I have no idea how you were able to get upside down on a HELOC in Texas when the state won't let you take more than 80% in a HELOC or cash out loan. What was your appraised value at the time of the HELOC? Is your house worth more than you think? Don't trust Zillow. If you want me to comp your house, send me the address. It sounds to me like you are going to need to fix what ever needed to bring up the value and sell. That would alleviate stress and free up your time to decide if you want to invest in a rental property that will get you closer to 1% rent to property value.

Yes, he sent me two references but they were not local. If he isn't lying, I live about 30 minutes away from him. I found it strange that a lender wouldn't give any local references first, but I didn't tell him that just in case it was a scam. I don't want to help get any better with it. Seems fishy to me too, so I haven't pursued it. I think I may try to meet in person. 

I almost forgot, his first question to me was how much I needed. Maybe that's not altogether strange, but he was too trusting and didn't really even seem to care to ask for my experience level.
