- Numbers: A deal has to make sense on the buy. For rentals, that usually means it cashflows on day one or has a clear path to cashflow after light rehab. For flippers, it's about having enough spread after ARV, holding, and closing costs.
- Story: Location, tenant profile, and condition all matter — but they’re usually what explain the numbers, not what drive the decision.
If you're sourcing consistently, the best way to win buyers over is to get really good at running a clean analysis (purchase price, rehab estimate, ARV, exit strategy). Even if someone passes, they'll respect that you're bringing them deals they don't have to "re-underwrite."
Out of curiosity — are you mainly sourcing in Middle TN for flippers, or are you also pulling in buy-and-hold investors?

I work with investors who are flipping in Middle TN and surrounding markets, helping them line up the financing (up to 90% of purchase + 100% of rehab, capped at 75% ARV ). That way, when the right property hits, they’re ready to act fast.
What areas around Nashville are you seeing the most consistent margins right now — are investors leaning more toward the suburbs or still finding deals in-town?
