Dhar; Well done.  I, too, am planning on converting one of my 401's into a ROTH.   Bummed to learn that I won't have the 3-year tax deferment option.  I have built a small portfolio of 2,3,and 4-Fam, but will now look to invest into an apt complex.  Would like the opportunity to discuss with you privately on how you went about investigating the buy in cost and expected P&L, and then building a partnership with the other investors.
