That is a challenge. All handymen want to replace the whole thing instead of fixing. There is a guy I was told that installs new replacement windows for 240/pop, 4437428503. Someone shared his info in local FB investor forums and I am just happy to share (disclaimer: I'd never used him).

I think this is a solid deal that will allow you to do a cashout refi to get most of your out of pocket cash back.   I would love to pick something like this up too, so please message me with any leads.

I found it that besides having access to MLS, most agents do not have any superficial powers and not adding much value. Value comes in intangible qualities such as being well connected in the local RE industry to get results, aggressive marketing, and the execution (riding Title Co and Bank's arses to make sure it gets done).

Thank you everyone. Re-reading the thread I am very sorry if have been rude to anyone but do not want get political on here. Your were right by seasonal fluctuation, house was rented in April of 2019. It was my first and only property in that particular area so I will know to avoid winter time vacancy there at all costs.

Hi folks Wondering what loan terms are preferred for folks after you refi that BRRR property. Is there a reason you'd chose one for another.

Through putting appropriate language in your Lease Agreement. Charge them. Depending on the market, even use language leaving habitual damage being subject to eviction.

At how many cents on the dollar are you purchasing each door and typical monthly rent. it takes cajones Sir for long distance investing.

Great job conveying the information and mad props for finding painters to paint the interior and exterior so cheaply!!! I do not want to rain on your parade but will say that would run away from a deal like yours. You are putting up yourself for failure by overleveraging. Only $155 net cash per month is absolutely horrible. You have to factor in constantly rising expenses (taxes and insurance), need to save for repairs and vacancy. You should have taken out less money to keep your monthly bills in the 800's and to have at least 500-600 net cash monthly. Even though you are getting your principal paid for by rental proceeds, on a 30yr note your principal balance will barely be scratched to make you any money. Absolutely horrible deal.

Baltimore market is very challenging but a lot of people are still making money somehow. Very high property tax rate, crazy high water bills, choking regulation, and bad tenants. This is where a property can get confiscated for unpaid water bill. 


Nicer properties (150k ARV) will have higher taxes and IMHO market rents are not high enough to leave enough cash flow for the landlord to save on for repairs or future turnover. To add, higher prices for anything that is not in a war zone, leaves me wondering how do others make any money in this market.

This does not look like the environment where you can do a classic "buy, fix, rent, refinance" . Probably only "legacy" investors that purchased these properties years back and own them outright.
