@Merritt S. I have an LLC and have been making moves on it. But you wouldn't know that through a few messages on this forum. You are getting your information about me and what I want to do and came to this forum originally from a few sentences. I get the idea you think I haven't done my homework on anything. You can't get a full overview of everything I have going on from the snap shot comments on this forum but I get the feeling your condescending tone is based on your judgment of my brief comments. It's ok I guess that's what I get for opening up myself to the public experts via social media. It's a good thing I don't take it negatively or have the feelings behind it all lol. @Merritt S. I understand. I worked in construction for a few years. My father in law is a cert. election, my father a mechanic and all of my brothers are in the trades as well. I have all of the experience I feel needed to get the job done with “clunkers” I guess my inexperience in having a property is taking away from the advice I actually need. I’m looking for info like best banks in the area. I have a excellent credit score and cash. I don’t know if I should be worried about a personal credit score or building business credit. Either way you’ve been helpful and I appreciate it. I have a few people in my inbox now. I’ll give them a try. Maybe a more in-depth collaboration can give me a jolt of energy. Thanks again. I hope I get a chance to pick your brain later on.

@Marcus Auerbach lol I just showed this to my Agent... He laughed and then looked at me with a serious death stare. Don’t worry I compensate him with free meals and other extras for his time. I’m not one of those investors lol I’m looking to build a dream team bc I know I can’t do it on my own. Plus sharing is caring, it can be fun.

I have two methods of financing (business loan or VA home loan) Ik the VA is much easier but I didn't know the business side so I've been going with that as my primary to learn the ropes. I use all of the BP tools to set up my options and they work. I'm just not getting to home plate. Either way I appreciate the the advice and motivation it truly goes a long way.

@Dustin Young I think I have all of my ducks in a row. I made sure financing was done first before I started looking bc we all know banks play too much lol. As for narrowing my scope. I think I’ve learned a lot from A LOT of different people. Maybe I need to narrow the amount of other people’s advice part. If you’re up for a challenge maybe I can run a few ideas by you to get more in-depth? PM me if you’re available.

@Merritt S. We share the “Jack of all trades” traits lol. I plan on getting my hands dirty and mind wrecked. I feel that I have to do that before letting a Managment/ contracting team assist. That way I’m not getting taken for extras lol. I’m looking at duplexes for my first property to assist with what I call self contained chaos lol. As for the untapped potential of Milwaukee I should’ve been more clear #sarcasm. Well anyway thanks for the advice. I’ll definitely be putting it in my bag of tips and tricks.

@Pete Woelfel Thanks a lot for your 2 cents lol. I think I’ve read another one of your post that had the same knowledge behind it. I’ve stuck with that on my last few attempts and it work pretty well. I have seen my focus narrow and gotten past a lot of the BS.

@Jonathan Greene I’ve seen well over 50 properties and have put in offers on 10 or more. I got two accepted offers and both fell through bc the bank wouldn’t finance the properties bc of the work orders. My agent is trustworthy and does whats I think is needed. I don’t want to blame anyone for my failures. I just know I’m doing something wrong and can’t quite put my finger on it.
