Anyone interested or had any experience in dealing with new development in the Atlantic Beach Florida area ? I've had my eyes on this area for a while and have several prospective deals on vacant/buildable lots in this area.

I accepted an offer and my property is pending sale first week of January. Got exactly my asking price, with all my terms, everything is unfolding perfectly! Thank you ALL for your help & support. A huge lesson learned, but also an enormous blessing in disguise.

I'm coming out with almost double what I bought the house for in 2012..  & knowing now what I didn't know then.. 2017 just got a whoooole lot sweeter for me & my business. 

Such a game changer... Again, thank you all for your help/advice/support. 

Let's CRUSH 2017!!!!!

Yeah, so I think at this point it is in my best interest to just sell it as is... skip the headache of a HML - & have the liquidity to be able to invest in my business, fix my credit, and kill it in 2017!!!!

One thing a credit analyst told me one time over a decade ago. She said they do not care as much about how much people make but how responsible they are with the money.

Someone can make 100,000 a year and save most of it and have a high credit score and on time payments. Another person can make 300k a year but be up to their eyeballs in non-productive debt.

It's all about about balancing what you make with investments and not living a lifestyle above your means. I like to stay in the 20 to 30% range of income for living. As income goes up each year and investments I then keep the same percentage but have more. 

Look at anything that is not an necessity to cut costs and what you can sell to improve your cash position.

@joel - selling is way I think I have decided to go... gotten some good offers just off of on ad so hopefully I can get the price that i need, and invest into another project in 2017.

@Anastasia Jordan That's the crazy part - this is my ONLY address on file - according to the tax collector's office - if the property is not filed as homestead - they have no obligation to contact you. It makes no sense to me. Even if I was renting the house out, I would think they would still have a responsibility to contact me since I am the property owner... It's really disturbing.

You can rest assured I filed homestead for next year the minute I found out. I am trying to get the taxes paid, but my options are limited because of the extremely short notice. With nothing being scheduled on the calendar yet, I am hopeful that I will have the time to come up with the money to pay the taxes but I just want to be prepared & get all the advice I can. This is just another stepping stone in my journey and a huge lesson learned!

You read the threads wrong Kendall. Please read them again. I did post comments trying to give you ideas. I never like to see people have difficulties in life. I have been a member for some time and have almost 4K post and almost half of those have votes. 

 I am SO SORRY! I meant that toward Zeke - whom has since apparently removed his comments. Your advice is greatly appreciated. I am overwhelmed with the amount of help & support. I am truly gracious to every BP member on this thread, that guy was just being a real jerk. As if it's not already hard enough to publicly post my personal issues in a community where I am trying to utilize in advancing my career.. But, again I apologize again for tagging the wrong person!!!
