@Scott Weaner tenant does not have rental insurance. And based on the phone call I received, the tenant appeared to think that I would be sending someone out to repair the window, but I explained to here that that was her responsibility. I'm just trying to make sure I'm approaching this the right way.

I have a SF rental where the tenant has encountered a break-in where a window was broken. Tenant has occupied and maintained the property for about four years. My question is: Am I responsible for repairing the broken window or is that the tenant's responsibility? The lease is a standard Chicago apartment lease and I do not find any specifics pertaining to vandalism. Any advice would be appreciated.

Greetings All. I am in the Chicagoland area and I am seeking out reputable licensed, bonded & insured General Contractors to work with on fix & flips. Most of my deals are on the south side of Chicago and the surrounding south suburbs. So if you have any recommendation of GC's with experience working with investors on flips I'd greatly appreciate it. Continued success to you all..
