I'm not a licensed realtor, but I'm considering that possibility for legal reasons relating to the sharing of commissions on leads that are more suitable for a retail sale than for a rehabbing. Before I discuss this with a prospective broker, however, I need to get a little background info.

What are the complications involved if I, as a licensed agent of Broker A, want to share a listing with a licensed agent of Broker B, with the agent's listing commission split between us? I would receive my share of the commission for having located and listed the prospect. My work would then be complete. My co-lister would be presented to the client as the one who would be actively selling the property, and would receive his/her share of the commission for doing all the follow-up, including any open houses. Whatever agent sells the property would, of course, receive the full agent's sales commission.

Any advice would be much appreciated. Thanks.

Evaluating the results of some direct mail testing I've done, I find that I'm getting some responses from owners who've recently decided to sell their very marketable house but haven't yet spoken to a real estate agent. I'm wondering how much a real estate agent might be likely to pay me for these listing leads, either at a fixed purchase price to be paid immediately, or at a higher price to be paid upon the sale of the property. Any advice or opinions on this would be much appreciated. Thanks.
