Hello everyone!

I'm currently in attorney review for a duplex in Garfield, NJ for a househack.  I have recently learned about the Garfield Superfund.  I am not sure how it applies to the property but if there is anyone out there who is familiar and could provide any guidance on the area that would be greatly appreciated!


From what it seems the property looks outside the affected area, but I want to do my due diligence anyway.

@Mike McCarthy Thanks for your feed back, if we go through to attorney review and inspection I will definitely get a structural engineer to come out and take a look

Hello,

I currently have a verbal acceptance for a potential house hack on a side by side duplex.  It is a very old home (1890's) but looks mostly well taken care of.  I cannot tell if anything is wrong in the foundation.  I have had previous deals fall through due to foundation issues and would like to know before proceeding and spending money on attorney review and inspection that if there is something definitely wrong with this foundation.

Hi everyone,

I have 3 investing partners and we have formed an LLC in hopes to find a BRRR deal. Our plan is to buy the property in cash and refinance after seasoning. Is it possible to find a bank that will provide refinancing to our LLC that isn't commericial rates?

We created the LLC not only for legal protection but we figured it would be simpler to handle calculating the taxes. If this is not possible what would the alternatives be?

@Trevor Mauro Thanks for taking the time to look through my unit.  That is some really awesome feedback.  I think structurally the cabinets were not in great shape, do you have an suggestions on a decent cabinet?  The galley kitchen is pretty tight so we were planning on removing the cabinets on the opposite side and replacing it with something more space efficient.  I've heard a few people using ikea, so I'm gonna see if I can find something that works for us spacewise.

All of your suggestions seem on point with other feedback i have gotten so thank you for giving me decent run down on what I can do.

I'm looking forward to just getting started, I've been watching on the sidelines for awhile, and now I can finally get to work on something.  Not to mention also freeing up our living expenses to help us save for our next investment property

This is a Duplex, in Linden, NJ. This is a unit 1, unit 2 is currently tenant occupied...I will be living in this unit.

@Nathan Gesner that book is next up on my list and i fully intend to read it before heading out there.  Currently am networking with a few realtors in the area and verifying that with others like you mentioned.  Thanks for the advice!
