    My partners and I are looking at deals constantly. I believe using a private lender would be easier and faster for deals. How do we go about finding private money?

Hey guys, can one do a deal to seller finance if they have a mortgage? If so, how would that work?

Hey guys, does anyone know of a lender that would do 30% for a non-recourse loan for my SDIRA? I don't have a lot in the account and admittedly, I didn't realize how much you'd actually need to do the deals. I thought I would be able to put 20% down but I spoke with a lender yesterday and he told me they require 40% but after fees and closing costs, you'll really need 55%.

Hey guys, I'm working on a deal for a single family house to flip in Weaver, AL. Purchase price will be $53k if not lower, reno should be around $35k, and ARV should be at $130k being conservative. The house is 1200 and has a 2 car detached garage. How should I finance this deal?

@Stacy Raskin The balance is 58k and it should appraisec for 150k. 

Does anyone have any good contacts for hard money lenders? I am looking at a house to either flip or BRRR. Not sure which I'll do. It would be our first flip if we go that route.
