Not to hijack this thread, but I was wondering if Quickbooks would also be recommended for owner occupied multi family properties? Or is that outside of its normal usage?

My understanding is you pay state income taxes where the income was earned. So not in CA in this case.

This will be the first meetup event for this group.  We are trying to organize a small get together of those currently using and those aspiring to use the house hacking investing method in the Chicago area.  This event is meant to be a chance to discuss and share experiences and best practices, and there will be no pitching of services.  Ideal attendees would be current investors or those looking to learn from others who have already implemented the strategy.  

We are two new investors who recently purchased our own house hack 3flat in Portage Park.  We don't have years worth of experience, but we feel like we already have some fun stories to share, and we look forward to hearing those from others.  If this event is successful, we hope to line up guest speakers and experts to share words of wisdom on how to better execute on this strategy.

We tried to pick an easily accessible location.  Kincaid's is right off the Armitage stop on the Brown line in Lincoln Park.  The venue is free, however we would encourage everyone to have a drink and/or a bite while there as our hosts are allowing free usage of the space if we can get 15 attendees.  So, if you plan on coming, please RSVP with a response in the comments. 

We look forward to meeting some fellow hackers!

I did both. We had search alerts setup on all the sites. We had a realtor that was familiar with Chicago 3flats and quads helping us. We looked at a couple different properties and drove by probably two dozen. We also did date nights exploring the various neighborhoods on foot or on bike. We setup a spreadsheet where we could drop in a few numbers and get the return figures we wanted out. Allowed us to quickly narrow searches. I strongly recommend building a cash flow spreadsheet that gives you the numbers you want to target.

My wife and I just purchased a 3flat in Portage Park to house hack. We are thrilled with the neighborhood and the commute isn't that tough to downtown. Feel free to reach out if you have any questions I may be able to help with.
