@Mike Huerta - Utilize multiple agents because they are going to find differing results. Also meet up with agents one on one, buy them coffee and spend some time learning about them and sharing your criteria. It will take some time but as you gain experience you will learn what works. They will also understand your urgency on new listings.

@Nick Rutkowski It really depends on the area you hold properties. Some may have depressed rents and others are still booming.
