1. I'm assuming this is owner Occupied?  If this is the case you'll need have it underwritten by an MLO.  Calltheunderwriter.com can do all 50 states and provide you the docs to ensure compliance with all the various regs.

2.  Servicing runs anywhere from $15 to $35/mth depending on whether you have it escrowed for taxes and insurance, which I highly recommend.  I would use either Madison or FCI but the former will give better service.

3. Generally the higher the interest rate the better, and lower LTV to provide equity protection. Also get as big of a downpayment as possible, at least 10% or more. You may want to consider splitting it up into a 1st and 2nd at ~70/30, this way you can maximize your sale of the 1st and keep the 2nd. Otherwise you'll be looking at selling ~80% depending on seasoning, interest rate and downpayment of borrower.

Thanks.

What rate and terms are standard for this type of deal?

I am going to sell a property and plan to carry about $100K in seller financing. I've never done this before and have some questions.
Do they assist me with the documents and process for the loan?

How much is the loan servicing cost?

How can it be structured for maximum value on the secondary market?

Does anybody have a company they have used and like?

Thank You

I'd like to advertise and just curious if it's standard for brokers to share in the cost.

Thanks

Can somebody refer me to a design-build modular company or consultant in the Phoenix/tucson area?

I'd like to learn the process of developing a small modular subdivision, including costs, times, etc...

Thank You

I would like to assemble a huge list of self storage addresses and, if possible, owner info.

I do not mind paying somebody to manually assemble it if I have to but how would I even get that information?

Thank You

I've owned Argus for a long time. Since early 200's but I forgot how to use it properly. Just reloaded it. I don't want to have to upgrade and spend thousands of dollars as the calculations haven't' changed.

Does anybody have a good resource to learn how to use it?

I'm specifically trying to model self storage but I don't think the sector will matter.

Thanks

I am looking for landlord insurance on a condo that I used to live in. It's a 2 bedroom in Brooklyn.

Does anybody have a referral for a broker or where the best place to get that is?

Thanks

I am considering buying a house for short term rental in the Palm Springs area. Would anybody with experience in this area in short term rentals mind sharing their experience?

Feel free to DM if that is preferable.

Thanks

Ken

I am thinking of buying a place in Palm Springs to use a short term rental house. What is the best way to estimate the potential revenue I would receive annually for that house?

Thank You
