I am thinking of buying a building on the South Side. It is in a bad neighborhood but has a great cap rate.

Does anybody have experience with this type of property? Do you recommend it?

What goes wrong that will affect my income?

I am about to bid on a building in Chicago. Landlord pays the heat.

Is there technology to save on my heating bill? It's an old building with radiators in the units.

I'm cash out refinancing 3 multi family properties in Los Angeles. They range from 8 to 20 units.

I want short term (3 year fixed) and max LTV.

What is the best rate I can expect? Best spread off the 10 year or 6 month Libor?

I'm not looking to pay any points.

Thanks

Post: Real Estate Vs Online Income Course

I have been a real estate investor since 1999 and am VERY well aware of the upside and downside. I'm changing my game plan now from passive RE income to online passive income.

I have ABSOLUTELY no programming, design or other skills that I thought would be required to make money online.

It's, actually, been going very well and I'm thinking of putting together a video series and ebook about real estate vs online and how to do it.

Would this be something people are interested in?

If so, what would you like to see in it?

Are other people in real estate interested in changing to online passive income?

Hey Sean. Can you tell people how accurate your revenue estimator is? Is that number gross or net after Airbnb and Airenvy fees? Does it include cleaning revenue?

Thanks

Is there a website where one can post what they are seeking from a lender and it is shopped around?
