Quote from @Alex Gordon:

My wife and I just acquired our first deal. A 3/1 built in the early 1900s that has fallen into disrepair over the past 20 years and in needs of a full gut. We acquired the deal mostly for the lot, it’s a B class neighborhood in a growing city, on an excellent street. I am leaning towards demolishing the house and building a simple 3/2 but I have no market data in the city for new builds in recent years. Would the proper approach to our final sale price be based on comparable price/sqft homes?

We purchased the lot for $11,367 and have a $125,000 line of credit to rehab or build new. It is in the city of Cambridge Ohio, a little over an hour east of Columbus. I am a contractor by trade and understand the costs/processes to build, but I am lacking in how to determine a proper sale price with little data.

Thank you for you time and help

Have you tried to see if there were other smaller developers who could help get you some info. Let me know how I can help you out

Hey All,

I'm a newer investor in the Phoenix area and I recently passed 1 year since purchasing my first duplex and house hacking it. From owning this property, I have learned so much and overall it has been a great experience! I am hoping to purchase either a triplex or quadplex for my next property and was hoping to connect with anyone who may have experience with investing in small multi-family properties in or around phoenix. I would also appreciate any tips/must-knows when looking to purchase triplex/quadplex properties in the phoenix area.

Thanks!

Congrats on your investing journey! I own a couple duplexes here in my hometown

Quote from @Michael Ming:

Hello everyone,

I began my real estate investment journey in 2016 while pursuing dual degrees—an MBA and a Master's in Computer Science.

My initial focus was on flipping, holding, and selling residential single-family homes in college areas, which provided a solid foundation in the nuances of real estate.

After completing my degrees in late 2018, I transitioned my portfolio to a trusted partner (with whom I still collaborate) and relocated to Columbus.

In early 2020, I ventured into the industrial sector by acquiring my first warehouse just before the pandemic hit.

Currently, I am in the process of negotiating another commercial building and an additional industrial warehouse adjacent to my initial investment.

Looking forward to connecting with like-minded individuals and exploring potential synergies.

That's awesome! I invest here in Columbus, Ohio and would love to see how we can both help each other out.

Hello,

I’m a small Mulit family Investors with all of my portfolio currently in the west coast ( California, Las Vegas)

For the last 6 months I have been looking to buy in other markets.

Louisville, Columbus , Charlotte are my current  picks.

Seems like all 3 markets are competitive, with Louisville being slightly cheaper than the other 2 markets I mentioned.

If you’re familiar or invest in any of these markets, your input is greatly appreciated.

Thank you

I own 4 doors here in Columbus, Ohio and have a great team out here. Let me know how I can help you get started!

I'm Anthony, an 18-year-old in the Columbus Ohio area new to real estate investing, and I am looking for a mentor to guide me or offer me experience in the field of real estate. I'm eager to learn about things like market analysis and financing options from non-gurus.

I offer time and dedication. I hope to receive direction and support

If you have experience in these areas and are open to mentoring, or if you know someone who might be a good fit, I would greatly appreciate your help.

Hey Anthony,
I live and work here out in Columbus, Ohio. I own 4 doors and both of these duplexes were BRRRR's. Let me know if there is anyway I can help
Thank you so much for responding! Would it be okay if I messaged you a few questions about financing a BRRRR, identifying suitable properties, and how to get started/experience under my belt?

 Yessir, go for it!

Quote from @Jung-Jin Shim:

I've been searching for rental properties in Columbus for months, but I've noticed that it's extremely difficult to find a property that's profitable with high interest rates and already significantly increased property prices. Some say there are still opportunities in Columbus since it's growing, but I'm unsure if investing with the hope of future appreciation is a good idea when current cash flow is very weak. Some suggest investing out of state for better cash flow, but that's not an option for me at this time.

Recently, I ran into a realtor who suggested mid-term rentals to construction workers as a more profitable investment model. She mentioned that she's doing it herself and finding it very profitable. Before taking any action, I'd like to research whether this model is truly profitable and feasible. Has anyone done this or heard about this type of rental? How do I attract construction workers as tenants? How does this differ from long-term rentals or mid-term rentals for travel nurses?

Thank you!

Hey Jung,

If you want more cash-flow then I would do Cleveland deals. Columbus is great for the oppurtinties coming. Really just depends on your goals and what you're looking for

Quote from @Ryan Dunn:

I have a Portfolio in the Troy, Sidney, Piqua Ohio area. Its a total of 7 SFH one is a tri plex and one is a duplex. So a total of 10 doors. They are all long term rentals with property management set up. Total value is around $1 million and rents are also around the 1% rule.

What is the best way to market or sell them?

One at a time would be a long time and a ton of 1031s. So the hope would be to sell to one group the full portfolio.

Open to all ideas or input. Thanks

Hey Troy,
I would say the best bet is for you to try to sell it as a package deal and get a seasoned investor-agent to try to get you some action on it. Let me know if you have any questions

Quote from @Julien Payne:

Hello BP forum, I am interested in investing in the US generally and would like to build a medium to large rental portfolio, are there any key areas I should be looking at or should stay away from? I know there are many great tax breaks too from my listening to the BP podcast so I presume that owning property in a company is the best way forward in the USA, much like it is in Europe, is this true and if so, what company structure is best please? I am based in London England but have good mates in Newport Beach and Oakland. I am at the early stage of research at the moment so just putting feelers out as it doesn't matter to me where I invest, I just want to start out somewhere. I guess a stupid opening question would be, what strategy is the best for a long distance investor to get started? my strategy in the UK is rental but I also do BRRR from time to time and have dabbled in multiple occupancy too, we call them HMOS in the UK (Houses of Multiple Occupancy) but I realise our terminology is very different. Anyway, I wanted to introduce myself and say hi in the first instance. And finally, is there a more tax efficient state to base the company-i.e. Delaware or Texas or does it make no difference whatsoever? Thank you, Jules

Hey Julie,

Congrats on wanting to starting to invest in the U.S. I would recommend on going and investing into a SFR to start off with and then going from there. Then from there you'll get comfortable with the area, contractors, PM's,etc. The biggest thing for you is to build a very strong CORE 4:which relies of a great realtor, contractor, attorney, and property manager. Let me know if you have any questions or if there is anyway I can help
