Hey Monico, 

I would say SFR's are going to be your best bet when it comes to finding the best tenants. In order to get the most cashflow though, I would say duplexes are going to be your best bet. I would say 3/1 and 2/1 are pretty solid when it comes to renting them out. Really just depends on the area and rental comps

There is still a huge rental demand here. The biggest thing that you might not see is that some of these rental listings could be overpriced compared to rental comps. If you price it right and have the necessary qualifications to get the right tenants in place, you should have no issues!

Hey Haddar, 

I have done 2 BRRRR's so far. I can tell you the biggest thing is as long as you run your numbers tight and have good contractors you can be pretty successful at it. Just choose the right market for you that would help you become the most successful!

I can say as long as you build your CORE 4, you can invest anywhere! CORE 4 includes having a great Realtor, Contractor, PM, and Attorney. I invest here in Columbus, Ohio and have 4 door, there is a lot of opportunity here for small multi-families. Let me know if there is anyway I can help!
