So it looks like we have a slippery tenant. I think you know the type. I made a mistake and did not include a mode of payment in the lease. Just that the payment must be made to me by the 5th etc. When he moved in, I had to push real hard and took me several days for him to setup online payment. He did put a credit card online and it looked ok, until it got declined on the day of payment. Not sure why. He said he will fix it but did not. After 2 days and no clear communication, I realized he does not want to do online payments. He never was clear on this. So I have agreed to mailed checks/MOs in email and he said he will do it. I am assuming I will get paid this month and coming months in this manner.
If it comes to eviction due to late payments or no payments, does having no mode of payment work in his favor? I hope not specially I have written proof of failed payments, false promises and me agreeing on multiple payment methods in email.
Can I hire a property manager now to handle payments?

Cozy is great other than the screening process. You can still use it for other steps including online payments. The Bank transfer also takes 5 days but they are working on it to make it faster.

Great. So if it's completing checks instantly regardless of issues or not, I would be a good choice. Can the tenant choose not to share the report after completion?

I am using Cozy.co to do my background checks among other things. While the credit check normally comes out instantly the background checks are taking up-to 5 days (for someone with past issues). Cozy.co uses another service called checkr.com for the same. The 5 day wait is a big pain IMO.
Is this normal? Is there a better service?

Yeah it's his employer and he is willing to cosign the lease, that's all. Tenant will be responsible for pay. Checking his income before I commit. I think his income is more than enough to cover the rent.

What is fishy is his credit. it's f***ed up! I will only rent if his employer co-signs the lease as a person not as a company. It's a small single owner operation and the tenant is a sales exec there.
Only thing going for him is he is single and will be travelling a lot. So I don't expect the unit to be utilized a lot. Less wear and tear.

Still getting all the details. The tenant does not want to use it as a regular office, just home office. There won't be any visitors or office type work. In other words he want's his employing company to take care of the leasing. That's is what I have a problem with as I am not familiar with all the laws, and it simply isn't worth my time because I am not getting any more rent. I will be talking to the owner of the tenant's company and see what else can be done to accommodate him. As far as the unit is concerned it will be treated as a regular residential unit.

he is just doing office work occasionally. It is a small business owned by him and does not have a negative online presence at all.

So a tenant is very interested on renting but wants his company name to be on the lease for tax purposes etc. Is it OK if his background check comes out ok? Can I put his personal name + business name if it works out for both of us?
Has someone done this type of thing before?
