Thank you, Jody, for your insight. Buy and hold is what I would really like to do, anyway. Do you, perhaps, have another low money down option that you like under these circumstances?

My name is Kevin Connell and I live in Springdale, Arkansas in Northwest Arkansas. The area is economically quite vibrant, as NWA is home to Walmart, Tyson Foods and J.B. Hunt.
My only real estate experience is buying my home about a year and a half ago. It's a 1975, 1861 sq. ft. ranch and we just love it. We especially like the equity we already enjoy, courtesy of rising home prices, even though we only put 3% down.
I first became interested in real estate at the age of 18 when I saw a fellow by the name of Bill Greene being interviewed an a morning news show. He had a new book called Think Like A Millionaire. I was so convinced by him that I could do this that I raced right out and bought the book. Well, now I'm 59. It's probably time to get started! I was recently searching real estate books on Amazon and ran across Investing In Real Estate With No (and low) Money Down, by Brandon Turner. It rekindled the same enthusiasm I had to become an investor that I first felt so long ago. It also explains my presence here at the BiggerPockets forum.
I would like to own rentals and do some flips. What has my attention most, however, is wholesaling. I make a reasonably good living in sales (cars), but I am not exactly flush with cash. Wholesaling seems like it may be the ticket to get started. I would love anyone's thoughts on that.
