I get how to find distressed homes. But how to you come up with a price for example a neglected home that has plants and weed growing on and outside the home. How do you come up with a price to submit a offer?

I currently stay in Columbia,SC. I just became a realtor beginning of March. But always wanted to also get into wholesaling. I just need a someone to show me the ins and outs. If you are willing to you give me some advice would be awesome.
