With the Airbnb co-hosting feature, you can now hire your property manager directly through Airbnb, and Airbnb also splits the income however you designate.
The Co-hosts who apply are usually experienced Airbnb hosts that live near the listing.

@Bryan Tench Circling back again, my duplex did not sell. I found a tenant who wanted to organize it as an Airbnb. This is legal because the house is his primary residence (you don't have to own the house to do Airbnb, but you should have the owner's permission). We plan to split the extra rent above the base rent of $1800.
Preliminary results are that it is just barely worth the extra work. Airbnb competition is quite stiff in Denver, which keeps the rent down.
Our current strategy is to use the Airbnb platform to find roommates staying 30+ days, which means we don't have the hassles of licensing and paying the STR tax. One problem so far is that you can't post an Airbnb listing on Craigslist.

@Matt H. not only do you need the right zoning, you also need the minimum square footage for the lot.
For example, If your house is zoned U-TU-C, then you need at least a 5500 sq. ft. lot.

Airbnb has expanded their Co-Hosting program.
I have one in Summit County, and it's working great, so I'm getting more units.
You will have to pay the co-host 3%-8%, but everything is negotiable

Using the city's terminology, an ADU cannot be sold separate from the primary residence, but a tandem house can be subdivided using the "parcel split" procedure and sold separately.
All the other terms, carriage house, granny flat, etc. have no official definition.

BTW @Bryan Tench I just put my duplex up for sale at 2145 S Bellaire for $390k. It's perfect for the strategy outlined in your first post. You would want to install the code-mandatory egress window in that basement bedroom ($3500)

@Bill S. Attached or basement "ADUs" are never allowed because they create a defacto duplex, and you must have TU zoning for that.

The ADU zoning districts are pretty rare in Denver, but you can build them in any TU zone.
But in the TU zones, you would be much better off building a Tandem House because they can be much larger and can be sold separately, like duplex units. Read more about ADUs and Tandems at:

If you split the lot and had separate legal descriptions for each house, however, you would not be allowed to do Airbnb on either house. * So save that step until you are ready to sell.
