@Gabrion Holmes and all, I'm afraid I'm going to have to miss this meetup though I'm sorry to do so. My daughter has an autoimmune disease and between that and her meds she's immunocomprimised so I don't want to chance bringing anything home while she's here from college. If you all meet I hope it's a great time! And, hey @Tim Hall!

@Josh Calcanis, excellent additions there. Love the Mills area and Thornton Park is solid. If you haven't been to Bull and Bush definitely check it out-great little pub in an area that used to be run down and is now too sheik for me, but it's still kicking last I saw.

@J. Mitchell Bernier, thanks for that info-packed reply! As we were driving around we kept seeing many established employers and wondered about prices we were seeing/number of renters. Thanks to for path of progress-we also noticed west of town seemed to have a more established suburban feel. We were looking at a few properties on 2nd Avenue-beautiful oak-lined streets there and nice brick homes, but in talking to a fella we meet on the street he said it was bad not too far from that. What are your thoughts? Really bad area or just a little dicey. Some of the crime stats we checked out were surprising.

@Eric Boutwell, probably right-great place if you already had property there as appreciation has been steady with the Metropolitan Orlando market. If you are interested in any of the other places mentioned please let me know. I lived and worked in Central Florida for about two decades, now live in North Florida. Good luck!

My wife and I took a look at some properties in Albany, GA today. We were looking at a few in the 2nd Ave area and they seemed in great condition, great prices, and a nice area. We meandered through the city to check it out and there were some tough looking parts and a downtown that seemed just ok. So, when we got back home I did a little further digging and saw the issues the city is having with crime, also that there's a huge renter population there.
1. Is Albany worth investing in for the long haul?
2. What's going on with all the crime?
3. Why is there such a huge renter population and does that over-saturate the market?
Would love to hear from both investors there and folks who live there.

@Eric Boutwell, can speak to what I've seen when living near Winter Park, hanging out there for the last 20 years, and now have my step-daughter going to college there: Winter Park is pricey, and has been one of the staid, old money places to be for a long time. About 15 years ago there was more disparity between the uber wealthy and some lower income areas. Gentrification started marching through those neighborhoods and it is about complete by this point. My step-daughter lived on campus the first year, but we now have her in an apartment in Baldwin Park, just to the south. That area is nice and not as pricey (used to be a Naval training base, completely redeveloped about 15 years ago). Winter Park, if you can afford it, is a really lovely place to be with many amenities; a good mix of college student focused shops and some fancy shmancy big name stores. Depending on the price point you're looking for, consider areas to the north that are developing as alternatives to Winter Park: Altamonte Springs, Casselberry, Lake Mary, and especially check out Sanford which is about to go through some good growth-already actually happening.
