Hi Farakh, 

There are several ways to get the houses you want. If you are paying cash, usually your offer should be more enticing than an offer with a loan. 

You can find a neighborhood you want to buy in and either offer people to buy it directly or use an agent to help them sell to you. 

There are also ways to get houses that are on the market. A great realtor can help you with these things. Good luck in your search. 

Adversity just makes us stronger. Don't quit the benefits outweigh the stresses.

As you know the rental market in Colorado has been crazy and the rental rates are increasing. I believe this bill will help Colorado have more options for the first time home buyer. Of course, less people will have to pay rent but the opportunity for renters to have a chance at buying and for more options for investors to get into the rental business, I think we will have a more realistic increase in home values instead of the 10% increases yoy that we have had.

Hi Candace, it is a great job with many challenges. There are costs and fees of course. There are also times that you do everything right and still the deal falls through. If you have a great network or are willing to work harder than the next guy you can succeed.  There are many Realtors in Colorado and not much inventory. If you put a lot of time and effort in you can make money at it. 

If you are doing just to help you in investing or to save comissions it is probably not worth it.

Hi Preston, 

You can check out their websites, ask about with other investors. Take a look at the posts they have here and followers. You can check Zillow or Realtor.com and see how many transactions they have done. You can look at the Colorado Division of regulatory affairs to see how long they have had their license. 

Or, you can simply have a conversation and see if the agent is wanting you to succeed or if they just want to complete the next transaction. 

For example, I am not the most experienced agent, I have had my license for 18 months. I have closed 15 deals in that time. Most agents do less than three deals a year and the average is approximately 5 in a year. In my previous career I was a data analyst and have done lots of number crunching in my day. My wife and I work together at real estate and are focused on helping others so that we can all benefit. 

Are there more experienced agents out there? Of course there are, but if you make the right connection and feel that they can help you out and want you to succeed then you should work with that person. 

I can also send you a great list of questions to ask your realtor to see what they know and more importantly how are they different than any of the other thousands of Realtors in our market. 

Based on my experience here, there are about 2 or three very knowledgeable agents from Colorado on Bigger Pockets and you could meet your goals with all of them. It really boils down to can I work with this person and can they guide me through successful transactions.

Hi Preston, 

Thanks for the update. It sounds like your plan is good. I would caution using Zillow as they have their own motives to show properties as active when they are not. I would think having a feed from the MLS which is the most accurate would be good to see what comes available and also to watch Market trends. If you can get approved by a lender before you get here you would be able to act quickly if the right opportunity would present itself.

The summer months in Colorado have been active and you may have to write several offers until yours gets accepted and you might need a savvy agent to get your offer accepted even if it is not the highest or most attractive offer.

Hi Preston, as for schools, the best is considered by most to be the Cherry creek school district. There are some nice condos and townhomes near there. The houses in that area are expensive but we might be able to find one under 350. To find it we might have to be creative and it also depends on how much work you are going to do on the home. 

Have you started to search on the MLS? It is a good place to review. For school ratings you can goto greatschools.org. you can also check out rent rates online to see what you could rent out now and also later.

Hi Brodie, welcome to BP. The market in Colorado might be slowing a bit but home values are still rising. One of the best options would be to look for a duplex or quadplex that you could get and rent one side and live in the other. There are some duplexes that come available in Brighton once in a while.

Hi Michelle, Check out Houz Mortgage. They find ways to get it done. They might have to give it to a hard lender or a private lender. They always seem to be able to solve any of my funding issues on my deals. Tell them that I sent you and he will do all he can to offer the best solution and even some of the hard money options are very affordable.
