I Invest in Milwaukee and there are plenty of 1% properties or better. Definetly get a good property manager.

@Vidal Gonzales Milwaukee is a good place to invest. I am a Real Estate agent and have five duplexes in Milwaukee. I also work for a property manager and we handle 2,500 units in and around the city. I have several clients from California doing the same thing as you are looking at. Feel free to reach out. We are a one stop shop for out of state investors.

@Shawn Stiteler Things can always be worse. At my six unit the boiler just died and can't be fixed. There isn't another unit for 4-6 weeks and the winters here in Wisconsin are pretty cold. 19k to replace and I just had it fixed last winter for 8k. There isn't enough whiskey to ease my pain.

@Daniel Kosciuszko I would check out the Milwaukee market. We have plenty of duplexes and single family homes for 100k or under. With 100k you could probably get 4 and go from there. Hi @Matt Littlepage Sorry to hear you are having trouble in Ohio. Perhaps you should look at the Milwaukee market and the surrounding areas. I invest/live here and am an agent for a property management firm that manages 3,000 units in this area. @Brian Garrett we have a self storage syndication we are putting together right now here in Wisconsin. Zoning laws wont allow the building of new storage and we are grandfathered in and the only option in town. Send me a message if that interests you and I will forward you the info.
