I have several clients from California doing the same thing as you are looking at. Feel free to reach out. We are a one stop shop for out of state investors.

@Shawn Stiteler Things can always be worse. At my six unit the boiler just died and can't be fixed. There isn't another unit for 4-6 weeks and the winters here in Wisconsin are pretty cold. 19k to replace and I just had it fixed last winter for 8k. There isn't enough whiskey to ease my pain.

@Daniel Kosciuszko I would check out the Milwaukee market. We have plenty of duplexes and single family homes for 100k or under. With 100k you could probably get 4 and go from there. I invest here and work as an agent for a property management company. Let me know if you want to look into it or fly out here and I can show you around. Goodluck

We are very investor friendly and understand what is needed to be successful and help you build your empire. Most of our clients are out of state like yourself. @Brian Garrett we have a self storage syndication we are putting together right now here in Wisconsin. Zoning laws wont allow the building of new storage and we are grandfathered in and the only option in town. Send me a message if that interests you and I will forward you the info.
