Rental market has been in short supply for a new years in Bergen County, driving prices up. Maybe someone else could respond to give you more info on the NC market.

Buy and holds are tough to make cash flow in NJ. All depends on your numbers.

New Jersey market, as well an nationally, is seeing a shortage of available inventory. Most towns in Bergen are seeing modest appreciation. In my opinion, we are getting towards the end of a positive cycle. When will the end of the cycle come? We won't know until it has already occurred.

@Shane Cooper Very tough to find good deals. Owner occupants are outbidding (and often overpaying) investors due to the lack of housing inventory we are experiencing in North Jersey (happening nationally also). MLS is pretty dry for good deals. You have to try and find something off market.

The FHA 203k loan is NOT for investors. Its for owner occupants. You would have to house hack and have to live there for a year to use a 203k loan. With a 203k mortgage, your renovations costs are built into your mortgage, so you don't have to come out of pocket after closing. The property just has to appraise for the post renovation value.
