I am looking at a Condo that could very well be cash flowing. Will pick up HOA rules and regulations tonight from agent. After examining them, I will run some numbers, an associate also is running them independently. I will put in a "friend" notice or whatever it's called here. If your interested, accept and I will get back to you what I find.

I am a little confused? Why not purchase a property for sale by owner? Who gave you that advice? What reason(s) did they site?

@Jerry W @Ryland Taniguchi concerning recording conversations, it is not a one party state like TX or AZ. unless you post a conspicuos sign on your property that it is being monitored or recorded.
I suggest every project put the sign up. It can deter vandals and make any conversation recorded on that property admissable in court.
I am not a lawyer. My knowledge from being a P.I. in WA and AZ previously.

the property on S Ainsworth is definately in the hill top / downtown area, a little bit rougher neighborhood. West of Sprague the properties maybe more likely to cater to more middle income or possibly students of UPS.
I know it seems drastic but if put to a choice, I may live with my family on Pine but would skip on 17th and Ainsworth.
Geographically looks close but there is a great difference in neighborhoods, IMHO.

what are you referring to as class C, the area or condition of the property?
I remember seeing a post a few weeks ago about this or a similar property. The maintenance, if done right, could be a MUCH higher expense. From previous post remember poster said his friend had not maintaned property well. MFH is not what I'm focused on currently. Just remember numerous red flags, proceed carefully, IMHO.

Redfin I find best! It is not in all states. It goves you access to closed sales as well so you can do more accurate comps if you are not an agent.
Be sure to use Zillow rent to help value cashflow.
