You can vet the syndicator/sponsor all you want. But if mischief is going to happen, it will happen. You will be blindsided. Have you heard of Bernie Madoff? I am sure he was very convincing in his pitch. I am still trying to recoup an investment with a well know syndicator whose books sit on my shelf. I figured the person was trustworthy since he was well known and making the rounds at nationwide REIA meetings in the early 2000s. His deals were bigger and more geographically diverse than mine and therefore gave the appearance as safer and more lucrative. The deals I invested in were in Texas.

With that being said, sending your money to anyone, whether it is Wall Street or a syndicator, is subject to being lost and is out of your control with either party.  

I have used Wallace Ackley for management in the past.  However, like the other responder has stated, I am unsure whether they have experience with section 8.

Hello.  I have a question.  What are the advantages and disadvantages of using a live in resident manager as opposed to a 3rd party off site property management company?

I would send the tenants a bill and have them mail it back to you at a P.O. Box.  Having them come over to give it to you or worse, give you some story of why they can't pay could create an uncomfortable moment for you.

The bill serves as a constant reminder for them that they need to pay you.
