I have friends I would definitely rent to. Of course, they own homes already. I have friends I would never rent to. They are the people who move every year.

Hey Andrew,

I'm currently taking an RE agent class in NJ. I go 2 nights a week for 10 weeks. The course is non-affiliated with any particular broker and they host several recruiting events to match grads with brokers. 

It's important to keep your personal learning style in mind. An online class my be quicker but will also be less personalized. But, it also adds flexibility. I have never had success in staying motivated during an online class, but for some reason and I can focus in a classroom setting with little effort. Also, a class setting gives you the opportunity to set up a study group, if needed.

It will crash when it crashes. I started following the market closely when I graduated college and needed to figure out how my 403 (b) worked at my first real job. At the time the Dow was headed for 16,000 and there were near-daily headlines via Marketwatch and CNBC all calling for a correction when the down hit 16,000. Many headlines also stated that it was impossible for the S&P to cross 2,000 without a crash. Yet here we are many years and points later. Some writers and fund managers have called falsely for crashes hundreds or even thousands of times, and when they get even remotely close they start yelling "See! I was right all along".

I try not to speculate.

To quote Tracy Letts in 'The Big Short', "No one can see a bubble. That's what makes it bubble".

It (usually) costs nothing to go to a real estate meetup. Find people with money. Find people who've been doing this for awhile. Offer to put up their bandit signs, clean out their rental turnovers, knock on doors or cold call for them. . . structure some kind of commission for all this. Show that you're hungry and you're ready to add value. You'll start making more money and you'll be making connections with investors. Starting young is the best advantage. I'm half the age of most of the investors in my area and that is my greatest advantage (in my humble opinion). You can listen to podcasts and read every book or forum, but eventually you just have get out their and start working your way up. Good luck and get to work!

Newark is on the up. Some neighborhoods are super hot with prices that don't make sense for rentals. You may also want to look at Harrison, North Arlington and some of the other towns that border Newark. Amazon announced today that Newark is on the shortlist for HQ2, so i think we can expect prices and rents to continue growing at a good clip, even if Amazon doesn't pan out.
