Hey BP family, Happy Wednesday!

I wanted to know if anyone could enlighten me on "out of state wholesaling." What I mean is what's your take on it? Is it doable? If I'm not physically there to check properties out, my buyers can and paperwork for some title companies and escrows can be done electronically correct?

Any feedback is greatly appreciated.

Hey there. I have a newbie question. So say I see a property online, the price online says $185,000. 

Do i THEN take that number, multiple it by 65%, subtract possible repair fees, assignment fee for me, then take total price and use it as an offer? 

Please help or advise me on the steps from seeing listed price to offer. This is where I'm stuck at.

@Andrew Jones wow Andrew! Thanks a lot man I just moved from rodeo literally 7 months ago! We definitely should link up. I'm going to take your advice on that. Do you use Craigslist at all? I've found a solid buyer on there and sending off letters for direct mail today!!

Happy New Year BP family!

My name is Kevin, new to Real Estate investing. I'm starting my wholesaling journey currently and using craigslist for buyers. Any advice on finding quality sellers and buyers please let me know. 

Also, are there any realtors in the Northern California (bay area) region or period who can pull some info off MLS for me as a newbie?
