Just wanted to ask, what's the best skiptracing site/software people are using? I heard of REISKIP, any other LOW costing yet still effective sites? I'm going to drive for dollars, get some lists and then would like to make some phone calls.

Me: Ok man I will keep you in loop. You work off of 65% ARV or 70%?

Him: I can do around 80% LTV with purchase price and repairs compared to ARV. Thanks!

Only thing is I haven't put anything under contract I'm just a wholesaler getting to know his criteria. so when you say however much "you" got it for, you and in me or whatever the home is worth and 80% of that including repairs before ARV? @Jim K.

I was having a conversation with my buyer asking if he prefers to run off 70%ARV vs 65%. His response was

"I can do 80% LTV with purchase price and repairs compared to LTV."

Can someone explain exactly what that means so i can better assist him in finding what he wants?

Hey BP,

I have a few lists of absentee owned properties from list source. Totaling to about 1000 properties altogether. They're from March and April of this year, but I only mailed to them once and not again. (Other problems). Since jumping back into the game, should I get back on that same list? Wouldn't hurt right? Those houses may not even be sold.

Hey BP Family. So I am back studying and investing into real estate in the Northern Cali area (or anywhere I can find a deal really). What are some best or better ways at finding distressed homes or investor friendly homes and doing the direct mail thing? I don't mind handwriting my letters to start out, just want to know good ways to find the properties and assess them correctly. Thanks in advance!!
