Yeah. You just have to join your local board. Just call them and ask but having access to MLS is expensive. Also, supra access is $15 a month. Which gives you access to look at property on your own if it's vacant or to set an appointment to see.

Prices are only going to keep going up. Even if we were to face a crash. It won't be as bad as 2008. 5-10 years from now. Prices will probably never be as low as they are. I know that's crazy but look at housing prices throughout history. It's best to get in now. New construction is everywhere. You can see it just driving around. That's a pretty good indicator that the market is going strong. Even if the market was to crash in 2018. You're still better off if you purchased today. Appreciation for homes average 4% a year. So that's average 8% by 2018. If the market crashed 6%. You're still okay. Even if it crashed 10%. You're still okay. Just hold on to it.

The harder it is to obtain the list the better. Every investor and agent targets the list you mentioned. Plus many more, short sale, foreclosure, divorce, reo, inheritance. Etc. It's really hard to get leads in this market and when you do. You will still be competing with agents or investors for that deal. In this market of Socal. The main key is persistence and just staying alive in the game. Most people quit.

From what I've seen in the market lately. Lancaster is going through a frenzy. Lots of investors are purchasing property there. You can still buy pretty low and get a good resale value in Lancaster. Check out the cash sales in those areas and I'm sure you will come across lots of flip property or rentals.

I personally would invest back in Pennsylvania since the entry point is much easier price wise and you already know the area with connections and boots on the ground. Those are the hardest things.

George Torres it's really difficult to be competitive in this market. I recommend your expectations be at 6-9 months before you turn a good result on your action taken. I've personally door knock, put up bandit signs, direct mail to probate (500) and hold open houses as a real estate and it's extremely hard. You learn as you go. You keep treading water and hopefully you break through the barrier and start getting more deals. The hardest part is staying in the game and not giving up. It's a steep learning curve. But well worth it.

Hey! Most areas in LA county are pretty hot. You find sellers in any market. It's really about target marketing. Tons of different approaches. LA is an extremely competitive market because of the spread and the money that can be made. Just requires action. I recommend finding a city where you can start to really understand the location, prices, and what buyers are looking for. $400k-$600k is a good first time home buyer market.

Have a land trust and have an LLC signing as trustee on behalf of the land trust.
