I recommend taking someone who will be doing the rehab such as a handyman or contractor. As long as your ARV and offer price is good. You shouldnt be too worried about the property. Just make sure the roof is good and the layout of the house flows. Make sure it will be a easy sell once its fixed up. Look for mold and water damage. Look for extensive termite damage. Don't be too scared of the amount of work it needs since that is what the budget you set it for.

Hey Adam, 

I think its definitely possible to finish both and not stop Law Enforcement. Getting your RE license isn't difficult and you can even do online classes. The difficult thing about having a RE license is figuring out how you plan on using it. If you want it for MLS access and all the other perks of having your license like title, realist, etc. Then it may be worth it. Just understand the cost of having a RE license. It does come out to pretty expensive. Getting your RE license teaches you nothing. The act of doing things with your license is where you will learn.

My name is Kevin. I am Southern California native raised right here in Los Angeles County. I am a recent graduate of California State University of Fullerton where I obtained a B.S. degree in Political Science and American Studies.
