@Todd Smith I’ve got something for you. Doesn’t quite match your description but you may like it. Downtown Savannah. 3 units. Two are short term rentals. The third could be too. Historic district. The two units gross $5k but target is $7k. The third is the largest and to be a top performer $4-5k, it will need a renovation. Historic home. Short term non own occupied permit in place allows all three to be vacation rentals and is on a square. The other two have been renovated, one is an AirBnB plus property and the home exterior has been painted, new outdoor kitchen and new roof along with a private garage.

@Omar Ruiz I’m not sure I’m ready to invest in a syndication deal but I am curious to learn more about the process and projections. I am very familiar with multifamily housing investing and management.

Curious about a forum within the South Carolina forums for the Hilton Head Island, Bluffton and perhaps Beaufort SC (all in County of Beaufort). Anyone know how to start an area?

@Jen Alden interesting debate. I like what was said about selling in a hot market but I love having rental paying down debt. So unless your house will need significant capital over the next few years, if it positively cash flows, you rent it and make a play for something on hhi. Hilton Head is super hot at the moment. I’ve never been so busy and I’m not the only one. Happy to chat and no I’m not offering to sell you anything. (At least not yet haha, but seriously I’ll share my thoughts. I own in both markets and manage a lot in both too.)

@Sandrine Cali good post. I own an historic building downtown on a square which has three units. Two I run as short term vacation rentals and the third was my place, then a long term rental and now I’m debating renovating the long term portion (parlor level which is the main house) since it’s vacant (or selling to someone who would want revenue while making it their new home). I find having two or three units on one parcel is ideal. Condos offer a lower entry point but adds in my estimation, various variables that you cannot control (well run board, well run manager, financial health - think special assessments if not run well), as well as competition (comp value and inventory set by others). Don’t get me wrong, condos can be great for a number of reasons but adds additional considerations that single family or duplex/triplex/quad doesn’t have. That being said, making sure you understand the capital requirements for any asset will serve you well especially if you’re not flipping.

Hey hey. Hilton Head is amazing and can produce great returns. I live and work here (well live in Bluffton downtown) and have a management and sales company on hhi. The trick is recognizing that if it’s returns you want, when you want to use it is probably the same time as you will get the most in rentals. When I block my short term rentals for the family (and I do it often) it really affects cash flow. Vendors are all slammed at the moment. There are so many deals closing and under contract. Happy to share what I know.

@Alan G depends on a number of factors. Length. Desire to start well with tenant. Have you pulled the code and is their type approved or approved with conditions? Have they contacted for a business license? Honestly if they signed a lease rent starts. You could offer to add the rent until they have approval to the remaining months of lease but I probably wouldn’t waive. Also was an agent involved?
