There is likely a HAP contract for a set term. Once that term is up you can request a re-evaluation for an increase. Do you know when the current term is up? They usually renew each year.

We use a company called Blue Ram for repairs like this.

It likely varies by market and how competitive the rental market is, but with all the new apartments being built and large public companies buying and renovating to rent homes in the Charlotte market, renters demand top conditions in the homes they are looking at and if you provide them and the resident is properly screened, you can get a renter that will stay for a few years and it will make for a very happy and healthy resident/landlord relationship. I have learned over the years managing and owning rental properties that cutting corners and providing sub-par conditions is not the recipe to success. There is a happy median and a good property manager who understands the market knows what to do.

A normal lease notating what room they are renting should suffice. I could not think of any reason you could not rent out your room as well. I doubt it is mentioned in the restrictions for the Hoa, but you might want to confirm it does not restrict renting out rooms or renting out the entire unit for that matter.

It varies. Parts are doing really well (Ashley Road and inward to Uptown). As you go further out not so much. Let me know if you have any questions on a specific street or pocket.

I use Juan Rubio at State Farm. He’s in north Charlotte by Northlake Mall. Very responsive and fair pricing.

3rd floor at courthouse. You have to pay $55 plus $30 per additional defendant to file writ of possession.

I do both full-time and short term/Airbnb property management here in Charlotte. I would tell you that unless you have a really good cleaner and handyman who is available in the drop of a dime. You’re probably gonna want to hire a management company there, who does.
