You should also look into NC for rentals. Return is good in Charlotte suburbs. PM me if you want some examples..tax in NC is not issue like S.C., they are same regardless.

Make sure you research & understand the SC property taxes when owning rental properties living out of state, still can work, but they are higher than owner occupant taxes.

Rentometer (and Zillow) has limitations, I would not base a purchase off of it. If you want to PM me the address and your email I can pull some actual rent comps for you.

Great idea! But I think $70/sf is going to be tough...more likely $90-$95. Have you found someone to build for under $80/sf?

I’m not sure there’s a draw there. People are booking airbnbs instead of hotels. I guess there might be some people who travel to Rock Hill for work. I’m not sure there’s really another reason someone would stay in a hotel or an Airbnb in Rock Hill. Without digging too deep into the numbers I would imagine you’d be better off as a traditional long-term rental.

They will also come in each year and do an inspection and make you fix any (even seemingly minor) deficiencies. They are typically pretty picky similar to how a general home inspector will be. I have always jokingly told people that if they came into my own residence they would probably come out with a repair list as well...even though I keep my home in good order. It is their job to find things!
