@Tony Wooldridge your boy is my weekend jump buddy. We got our skydive licenses together, I think we did about 50-60 jumps together this year. Small world indeed.

My dad bought his first rental property (duplex house hack) in 1994, which was my first exposure to real estate investing. I watched him flip dozens of properties, and hold onto several rentals over the years.

I have known since I was a kid that real estate investing would be a great financial path and have set out with the intent to purchase an investment property multiple times over the past 15 years, but never jumped in. Mostly a lack of education and poor financial management (lack of education on finding money) is the reason I never took action. I’m cautious around what I don’t know, and even though my dad has always steered me into investing and is really good at “educating” me, he makes real estate sound overly simple, and I’ve watched him struggle with different flipping and tenant issues that has just added to my fear.

I found bigger pockets 3 months ago, and have learned more in 3 months that I have in the previous 20 years about real estate investing! I have read several bigger pockets guides, which let me to read half a dozen books, and I’ve listened to about 100 podcast episodes.

For the fist time I feel like I have the knowledge to be comfortable and confident in taking action, and I have a better understating in all the investing perks of real estate, it’s only made me more hungry to do this. I’ve been analyzing deals daily and getting a good understanding of our market, my financing approval is finishing up this week, and I will be starting putting offers in next week.

My goal is at least 2 properties and 3 doors by the end of the year, which is easily doable. Without bigger pockets I’d still be sitting on the sidelines with no clue.

Thats an awesome deal!  Im looking for my first deal now, a small multi-family to house hack.

Did you put 10% down or was the 20k your renovation cost?

I downloaded all the forms from "The Book on Managing Rental Properties" by @Brandon Turner which was copyrighted in 2015. He enclosed the forms he uses in his Washington State rentals.  

I am also wanting to use these forms for Washington State rentals, so my thought is that they should be good to go as far as conforming to the laws in Washington since they are the one Branson uses.  

Should I use the forms as is or have a lawyer look over then, or buy new updated ones seeing that they are 5 years old now?
