MAO is the most you can offer the home owner and still get your profit from the deal.
When I was renting a house my landlord just had me pay the kid that lived down the street to mow the lawn and then I deducted what I paid the kid from the rent check...

There are "odor eaters" that you can buy at Home Depot but it does not really fix the problem. It's more like using an air freshener. If it is pet urin then you need to locate the problem area and seal it with an oil based sealer.

The bird dog finds the deal for the whole seller and gets a finders fee.

So looking at my county's tax delinquent list I am finding that a lot of the properties belong to an corporation, business or investment fund. Do you guys think it would be worth it to Persue these properties? Or just stick with private home owners?
