Where would you do something like that online @Laura Williams? Like through LegalDoom, the Missouri state website, or somewhere else?

Welcome aboard @Account Closed, and congrats on putting your first property under contract.  I also have my first property under contract in KCMO, I'm looking forward to closing and start cashing some checks. :)

Welcome aboard @Jason Clark, you'll find BP to be a great place to learn a ton about real estate investing and network with great people.

Great question, still trying to figure this out myself. I was planning on doing the same thing you are, once my reserve gets to a certain point, redirect future funds towards the next down payment, and if the reserve drops below that point, build reserve back up until full.

Definitely interested in hearing everybody's take on the subject.

@Account Closed so sorry to hear about your troubles, but thank you very much for posting this.  I'll definitely be taking some lessons from this on my pending property purchase.  Please keep us updated on how things turn out.

Curious if this was in Bham or Indy, I recall you working with some high profile PMs there...

Welcome aboard @Cody Marting, you'll find BP to be a great place to expand your real estate investing knowledge and meet new people. House hacking sounds like a great way to go, be sure explore FHA and USDA financing options (apparently Salinas qualifies for USDA, not sure about Santa Cruz, but worth exploring).

Check out the link below for some Santa Cruz connections:

Welcome aboard @Zachery Hinson, you'll find BP to be a great resource for learning about real estate.  I'd highly suggest listening to the Podcasts, reading through the blogs, and checking out the Ultimate Beginners Guide, all of which can be found under the 'Learn' tab at the top of the site.
