My partner has been doing rehabs for a few years. I am mainly a buy and hold guy and am learning too. The most I have done on my rental properties was flooring, paint, and a bathroom reno. The two we are working on have a lot of potential and a lot of repairs needed. Termite damage and wood rot are a definite thing down here. They both have significant damage and I am learning more on how to estimate these type of repairs.
Forrest is definitely correct get involved in some REI Meetings/Groups there are quite a few of them. You never know who you will meet. I actually met Forrest at a potential rehab project that was being wholesaled.

That is awesome! What kind of engineering? I went with mechanical engineering from The University of Akron. Then, drove submarines along the East coast in the Navy. Stationed here in 2010 then loved it so much we had to find a way to get back down here. Throughout the Navy, I picked up several properties moving around to different duty stations. I am so glad I decided to buy each place. I found out that I liked real estate so much that I became a Realtor with Berkshire Hathaway HomeServices. Now, having MLS access has introduced a whole new level to me.
I am currently involved in two flips right now with a partner. I would love to show you what we have going on.

I am interested in this topic too. I have 4 properties in Jackson, MI. They all needed an inspection from the city. I think it cost me like $180 per inspection. I was not very happy about it because they already were inspected by MSHDA for section 8 tenants. Basically, they give you a list of all problems that need fixed and then conduct a re-inspection. Here is where I start to have problems, we corrected the discrepancies that they gave us and then they added more discrepancies on the re-inspection. My concern is that these inspections won't ever stop coming and the city is getting paid each time they come out. Does anyone have some experience with getting the city to leave my properties alone haha?
