When you really crank out that math, it gets even more depressing than how you're seeing it now.

I'm always interested in investing rental properties because of the monthly cash flow. My spouse and me are both full time registered nurses. We also remind ourselves to save for investing properties. However, we can't find any cash flow properties in southern California unless we increase our down payment (35%~40%). Any advice for us?
