The only shot you really have in SoCal is appreciation, and we are so high in the market right now that even that could be pressed. But with appreciation, if you are getting a mortgage, calculate just the interest you'll be paying on it alone and know that not only would you have to get enough appreciation on a property to cover that, but also all the expenses along the way too. When you really crank out that math, it gets even more depressing than how you're seeing it now.
I live in LA and have always bought out-of-state.
Hi, Ali,
Thanks for your reply. My concern was how to find a good property management company for out-state properties. Would you like share about this part?

I'm always interested in investing rental properties because of the monthly cash flow. My spouse and me are both full time registered nurses. We also remind ourselves to save for investing properties. However, we can't find any cash flow properties in southern California unless we increase our down payment (35%~40%). Any advice for us?
