Any rental investment advice for new investor?

I'm always interested in investing rental properties because of the monthly cash flow. My spouse and me are both full time registered nurses. We also remind ourselves to save for investing properties. However, we can't find any cash flow properties in southern California unless we increase our down payment (35%~40%). Any advice for us?

@Kevin Zhu if you can invest close to home and the #'s work, then by all means do it.  If you can't, then explore investing out of state. Meet great people, which you can find on this site to make that happen. If you invest out of state, there are several things to evaluate, but great people (who know what they are doing)  probably ranks # 1.
