If you don't mind sharing, what are some of the things you look for in your properties? Are you looking for a certain size that's move-in ready? Are you finding the properties off the MLS, doing direct mail, or something else?

Greatly appreciate the transparency.  I'm looking to start wholesaling, and I'm in a very competitive market.  I'm curious what differences you feel a competitive market brings or if it's just more patience.
