 All architectural shingles have a Lifetime limited (usually) transferable warranty & 15-year 110 mph wind-resistance warranty. With Certainteed, you can get a wind warranty upgrade to 130 mph. So no more 20, 30, 40, 50 year shingles anymore. 

Most are rated for:

  • ASTM D3161 wind resistance
  • ICC-ES-ESR-1389
  • Miami-Dade Product Control Acceptance: Please see the Notice of Acceptance (NOA) 

I'm not familiar with what is available in Texas or the code requirements there.

@Rahul Handa you can invest out of state.

Personal injury - Two years from the date of the injury. If the injury is not immediately discovered, it is two years from the date it is discovered or should have been discovered. A minor has two years from his or her 18th birthday to file a case.

Oral contract - Two years from the date the contract is broken.

Written contract - Four years from the date the contract is broken.

But it sounds like you returned the security deposit, perhaps for less than your tenant was expecting, and are concerned that they will sue for the balance. If you detailed the deductions, you should be fine. If you sent it registered mail, you at least have some proof of sending it, if you're concerned that they are suing because they never got it.

@John T. The SE would need as-built drawings of how the structure was constructed. Concrete psi, rebar size and placement, and probably previous structural calculations would probably be needed too.

Your mileage may vary. But I'd start a conversation with a SE first.

Professional companies don't use bleach because of the smell. They use hydrogen peroxide then dry and encapsulate with a clear spray paint.

A professional remediation company can perform an air sample of the basement area with a baseline outside air sample. That'll tell you if the inside mold spores are the same type(s) as the surrounding area and how much higher or lower the spore count is. But you won't get a clearance certificate because there will almost always be some found in the environment, not to mention you could be tracking it in from outside or from elsewhere.

@John T. Most municipalities would require structural engineering. And a Structural Engineer would likely want to beef up the foundation for the added load.

Given the age you're more likely to have aresnic under the lead paint, which is covered by newer paint. But as @Kiera Underwood mentioned, it is encapsulated and it's fine if you don't disturb it. Asbestos is similar with the exception of friable materials, like insulation that can turn to powder when disturbed.

Bungalow. They act as a master tenant.

Look into bungalow. They lease from you and sublease rooms to young professionals...and property manage their subtenants. My friend leased to them. 24 month lease. I'm not sure how close to market rate since the house has no rental comps.
