Post: Buying first property

So I saw this home for sale in my current neighborhood and it is a duplex (one bedroom bachelor suite ontop) and the house is older but has updates for the most part. It's going for 199,900. I was wondering (since being new to real-estate) how can I tell if that's a good deal or a bad deal? I live in Canada and the city I am in all the housing market is going through the roof right now. The best part is I live only a few blocks away and I don't think any house is in my area is worth that much.

anyone know of any good (free) analysis software. Eventually im going to use the bigger pockets one (pay for pro) but right now as just getting into it i would like to experiment with numbers and things and don't want to waste all my free ones one BP.

Has anyone read the BP Book on rental property investing? If so is it worth for someone just getting involved to purchase this book along with the book on managing rental properties. I guess im more asking for reviews and ratings and if there is any other good books to read for the newbie getting in the game.

So he said that there was no specific business account he uses. He did say though that he keeps everything in a separate account from this career income. That way he can keep track of whats coming in and going out and so on.

Anyone know of any good tenant screening websites in Canada?

This may be posted in the wrong area, but I am just wondering what are some good "business bank accounts" to get or credit cards or even lines of credit before starting rental properties? I was told to get at least a 30g line of credit and do some repairs and then the tenant will pretty much be paying it off on a monthly basis. Any advice?

okay, what does seasoning mean? i am assuming that the house needs to sit for a while with the upgrades done ?

Thanks everyone for the advice. Its much appreciated. Now lets say I buy my first duplex and I rent out half and live in the other half.. fix it up build some equity etc... If i go back to the bank within that first year would they decline me to buy a small starter home? ( so my wife and I can move out and rent out our half of the duplex)?
