Quote from @Michael K Gallagher:
Hey @Khaled El Dorry I have had had clients that have had good experiences with a company called ManCo. They are out of state investors, and I worked side by side with ManCo during the acquisition of the property and they were very thorough and communicative.
Thank you Michael - appreciate your response.
Post: AirBNB vs VRBO performance

Hello - I purchased my first STR in Severville and listed both of them on Airbnb and VRBO. It was listed for May 5 as the first day of availability. May has been slow but June has 25 days booked and July is at about 50% booked. My question/concern is - Everyone I talk to prefers VRBO over Airbnb because Airbnb tends to be very super guest bias/friendly however all my bookings except for 1 came from Airbnb. I pretty much have the same photos, pricing, descriptions, etc... on both platforms. I found VRBO to be really silly to interface with Beyond Pricing and Lodgify so that may be my issue but looking for guidance to see how can I boost my VRBO performance as it looks dead right now compared to AirBnB.
Thank you

Front page deep dive of bigger pockets quoting David all around. I thought they did a decent job explaining the trends but the analysis was not clear and kinda slanted a bit negative. The comments section was pretty negative but it’s a European publication so a lot of comments talking about more regulation, etc.. thought it was interesting read.
Here is the link. It’s behind a pay wall so not sure who will be able to access it. They actually have a pretty decent RE section overall that I read on frequent basis.

Absolutely hire a CPA. Unless you’re an accountant ourself. I can’t imagine doing my own taxes every year with a W2 + rental properties. Putting together the paperwork alone is painful so I sent imagine trying to file it myself with the IRS.

Great looking place!! I’m a month away or so from listing my first unit. The photos are a bit confusing with the Bed/bath order. Pictures are beautiful but maybe a bit too perfect? They were blinding shinny :)

It’s definitely not remotely close to the pool. The space is not an issue for sure. Regarding the repairs, yes I’m buying a warrantee + technical support and obviously will have a good handyman in town to quickly address. I also plan to put a hefty fine if there is damage to the unit from guests. I read elsewhere that I should also make it pay to play but I don’t intend to go that route first.

I wasn’t referring to a simple arcade game. I was talking about the golf/sports package with a 9X12 foot screen that you find in the PGA stores.

I have a property under contract and all my due diligence and homework suggest it will do well with proper management execution which I plan to self manage.
Question is if I invest $40k in one of these super fancy sports experiences would it be worth it? I was Planning to buy a more expensive property but liked the one I have now more so I have an extra play money in the budget. The question for the resident experts if adding that kind of investment is worth it or not?
it’s in the Smokey’s and I see that pools make a big difference but wonder if these fancy game consoles have a similar effect (obviously not a pool but a differentiator)
thank you
Post: How to move a STR into LLC

Quote from @John Underwood:
First - you do not need an LLC for a property that has a mortgage.
Second - Since this is a second home loan and you want to move it into a business entity this could be seen as mortgage fraud. Also the bank could make the entire loan due up on sale which could be seen as to the bank.
Just get an umbrella policy if your losing sleep at night.
Thank you, John. Always insightful.
