I agree with Peter. Develop a set of qualifying criteria and use this everytime to screen and make decisions about your tenants and nothing else.

Landlords and property managers generalizing Section 8 tenants... There are good and bad tenants as there are landlords. Section 8 or not, problematic tenants  and landlords are who they are. I read the book you are referring to @James York. Familiar with tactics previous to the book, but unaware of the tactics on a broader scope. While you should not deny other peoples specific experiences with their tenants, you wont do yourself any favors generalizing.

If you are trying to do without spending too much, definitely involve a title company to make sure you are getting lien free. If you want to avoid title policy at least do title check with title company which is less than $200. Check to see if property taxes are paid if not prepare yourself to bring current. You may want to have an inspection done so you know exactly what needs to be repaired if anything major. Check county records or with county clerk to see which deed is appropriate to convey property from Uncle to you. Also check with HOA to see if there will be any transfer of ownership fee. Its always best to consult a professional.

ltrnow.com for rental history verification for automated service, smart move is a good service for background check. Zelle, Easy and free of charge to collect rent payments. If accepting housing, list for free on gosection8.com. Make sure while making repairs you get a copy of inspection list to make sure house will be up to code.

Its difficult to do these things because in the event that something bad happens the co worker may blame you which could harm your relationship. However things could go really well. The best thing to do in this situation if you decide to rent is to set the expectations. By doing so you can help each other and avoid problems later. Definitely treat as you would any prospective tenant.
