Direct Lending Partners - PA based. Are they genuine? Anyone done a deal through them? Please give any experience. Looking at a potential $2 million deal through them. 

Have a lender offering me 6% on a land refinance. He is asking for 2 points upfront with 1 rolled over into the loan and 1 upfront post-term sheet. I am afraid to pay 1% upfront as I have heard of horrid stories of money going and never seen loan coming into your account. Very risky.

I am looking a 47 unit Multi-Family Rehab project in the following area specifically:

E 75th st Chicago Illinois 60649.

It is a 40 unit + 7 unit commercial rehab project. A few questions:

1) How is the area? How is the renters market there specifically?

2) What kind rents can I expect for 1 and 2 bedrooms?

3) What are the going cap rates for stabilized B and C class buildings in that area?

4) I want to get the 7 commercial units converted into apartments? Ive been told this is possible and the new mayor has removed redtape for this process.

What could I expect for rents for studios and one bedrooms? What is the going cap rates for a renovated C-Class Property in this area?

I like to get under contract and secure something I like and during the 60-90 day DD period get into the nitty/gritty details. Thats the fastest and quickest way to secure a deal. Earnest money deposit is always refundable.

Please help with CAP rates for renovated C Class 40+ unit properties in Cleveland. What would be the rents for studios and one bedrooms for the following area: Euclid Ave, Cleveland, Ohio, 44112? Is this area in high demand for renters? How is the crime rate and what kind of surrounding? Please HELP! planning on signing contract very soon.

      Has anyone ever rezoned a vacant senior care living facility into multi-family apartments? There are many vacant senior care facilities and I am Interested in converting these into standard multi family apartment buildings?
