After doing research, I have realized the maximum upside is in BRRRR strategy for Multi-Family. It is very hard to get good deals or find renovation multi-family projects. Ive been on loopnet and Crexi. Nothing exciting, Anyone know any website or place where I can get Renovation-MultiFamily listings or deals? I am open to all over America, however looking for significant upside.

I am planning on acquiring a property on cash in Rowlett, Texas. I am getting a super distressed deal and the property I am acquiring, I am acquiring at a 12% cap. Market in same area is around 8% cap. I just want to cash out and get my money out from the cash deal immediately after purchase and let it cashflow for me. What are going cap rates for a 6 unit multi-family property in El Cerrito, California. I am looking at something in the following zipcode: 94530. I am looking at buying a single multi family building with 6 units and duplex and fourplex. Kindly guide me on true cap rate comps in the area If I was to sell a fully renovated 6 unit multi family building in this area? What cap rate should I expect to sell it at?
In addition, what are rent comps for a completely renovated 600 sq. ft 2 B/ 1 BA in this area?

Anyone know any banks or financial institutions who would have a no seasoning refinance policy? Im looking to rehab and refinance almost immediately after purchase. Please guide me. This is super important for me as I do not want to get my money stuck. Please also guide me on how delayed financing works.

Hi Alex, yes I know about the post covid restrictions. However I am sure banks are still doing it. I am interested in 75-80% LTV cash out based on appraisal value. What do you mean by blanketing several multis together?
